CivitasOPS is civil engineering AI. It takes on the reading, checking and arithmetic a survey or civil firm repeats on every job and can never quite bill for. One sign-in, one place for the firm's work. We show the jobs themselves on a demo, on a project you have already worked, rather than list them here. What a firm can hold us to is below.
The promise
Every measurement CivitasOPS gives you — bearings, distances, curves, closure, area, coordinates — is computed arithmetically from the text of your document as it was read. The AI locates and transcribes the words; it does not produce a number. Where a reading is uncertain, it is flagged rather than filled in. Every finding quotes the passage it came from, so the person who signs can check it against the page rather than take our word for it. What comes out is research support for a licensed professional's review. It is not a survey, a legal description, a title opinion or a permit determination, and responsibility for sealed or filed work remains with the licensee. That is not a disclaimer we were made to add; it is what the product is for.
Your AI provider, your key
CivitasOPS is not tied to one AI vendor. A firm administrator connects the firm's own account with Anthropic, OpenAI or Google, and your documents are read under your agreement with that provider, on your key. Switch whenever you choose. Your client's security review gets a vendor your firm picked and signed with, and your firm can follow the best model as the vendors leap-frog one another. On the Team and Premium plans your firm may instead read on the CivitasOPS key — our own vendor account, under our agreement with that vendor — and the choice is yours to make and to change.
Where your documents go
You upload a document from the browser. It is stored with your firm's projects on our hosting on Microsoft Azure, in a store kept for your firm alone and separate from every other firm's.
To read the words, the passages that are needed are sent to the AI provider your firm connects — Anthropic, OpenAI or Google, on your firm's own account, or on CivitasOPS's own account where your plan includes the CivitasOPS key and your firm has chosen it. To make your documents searchable, their text is also sent, in short passages, to OpenAI or Google, which build the search index. We do not sell your data, and none of these providers is given anything but the text it needs for the job.
Working as a firm
Everyone at the firm works in the same place. A project one person starts, the rest of the firm can see and pick up; nobody outside the firm can. A firm administrator adds and removes people from the customer portal, and can see there how much of this month's allowance the firm has used.
Pricing
A subscription is named seats — one for each person at the firm who signs in — with a monthly document allowance for the deeds, letters and solicitations the firm analyses, and a separate monthly allowance of Chat questions, so questions cannot spend the documents you bought. Billed annually or monthly. The customer portal shows how much of this month's allowance the firm has used, and nothing is billed past it: at the limit new analysis waits for next month, and everything already produced stays readable and exportable.
Three plans:
- Standard — one named seat. Documents are read on your firm's own Anthropic, OpenAI or Google account, with a monthly document and Chat-question allowance. Includes Chat, Land Survey and Field to finish. For a sole practitioner who already has a vendor account.
- Team — five named seats, and the CivitasOPS key included: your documents can be read on our vendor account, so nobody at the firm has to open one. Reading on it carries a monthly allowance of its own; your firm may still add its own key and use that instead, with no limit from us. Larger document and Chat-question allowances. Adds Permitting, Reviews, Plan QC, RFP, Construction Report and Utility conflicts.
- Premium — ten named seats, the CivitasOPS key with a higher monthly allowance, and the largest document and Chat-question allowances. Everything, including SF-330 and Geotechnical. For a firm that reads every day.
Documents come with every plan. A module your plan does not include stays visible in the application, and opening it says which plan has it.
We do not publish a price yet. Ask us for a quote, and for a 30-day pilot on a project you have already worked — you know what the answers should be, so you will know inside the first week whether it earns its seat.
